There are hundreds of items assessed during a home inspection. It can be kind of hard to believe that everything from the condition of a major structural component like a foundation, down to a missing screw in a light switch cover plate can be thoroughly inspected in around 3 hours...but it's true!

The highly-trained eye of an experienced home inspector can spot things people ordinarily would overlook. When it comes to what could be your largest purchase, you certainly do not want anything that requires attention to be passed by.

This picture shows some of the areas we check during a home inspection such as roof, attic, chimney, flashing, gutters, windows, floors, walls and more.

  • What's going on in Mint Hill?

Living and working in Mint Hill as a home inspector, I've had the unique opportunity to really get to know this wonderful community inside and out. Mint Hill, with its blend of charm and vibrancy, offers a plethora of activities and sights that make it a special place not just to visit, but to call home. From the tranquil beauty of the Mint Hill Veterans Memorial Park to the educational and engaging Mint Hill Historical Society, there's a depth to this town that goes beyond its surface. The town's commitment to preserving its history while embracing growth is evident in its well-attended community events, such as Mint Hill Madness, which celebrates local culture, art, and food, bringing together residents and visitors alike in a festive atmosphere.

As someone who spends a lot of time inspecting homes and ensuring they're safe and sound for the families who live in them, I've come to appreciate the quieter, yet equally important features of Mint Hill. The local parks and recreational areas, for instance, are not just spots for leisure and play but are central to the community's health and well-being. And let's not forget about the Carl J. McEwen Historic Village, where history comes alive, offering a glimpse into Mint Hill's past through its preserved buildings and artifacts. It's these places that give Mint Hill its character and sense of community.

Moreover, Mint Hill's location offers the best of both worlds – the peace and quiet of suburban life, along with easy access to the vibrant city scene of Charlotte. This balance makes it an ideal place for families looking for a friendly, safe environment with the convenience of city amenities just a short drive away. For a home inspector like me, Mint Hill represents not just a place of work but a community where safety, history, and culture intersect to create a truly enriching living experience.

In essence, Mint Hill is more than just a spot on the map; it's a place where the past is honored, the present is enjoyed, and the future is bright. Whether you're exploring the outdoors, delving into the town's history, or participating in local events, Mint Hill offers a rich tapestry of experiences that I'm proud to be a part of.

  • Why should I consider having a home inspection?

A home inspection is a visual examination of the physical structure and systems of a home, from the roof to the foundation and many things in between.

Our home inspectors typically spend two to three hours walking through a property, taking notes and photos along the way. We then compile our findings into a written report that will help you understand the condition of the house and identify any major problems that need to be addressed.

While a home inspection is not required when you buy a home, it is highly recommended. A professional home inspector can often spot problems that you might not notice, and his or her report can give you and your Realtor® leverage when negotiating with the seller to get repairs made before you close on the house.

  • I am building a brand-new construction home. Do I need to have it inspected?

You may be surprised to know that when building a home there are 3 separate inspections you should consider. The first of which is pre-drywall. This is, just as it sounds, an inspection of the home prior to the drywall being installed. A lot of potential issues can be found and resolved at this point.

The second inspection would take place when construction is complete and once you have completed your final or ‘blue tape’ walkthrough. This is your standard residential inspection. Even on newly constructed homes, many deficiencies are discovered from minor concerns to sometimes major, potential costly ones. While a new construction home may seem perfect, there are still potential problems that can arise. It is always a good idea to have a professional home inspector take a look at the property before finalizing the purchase.

The last type of inspection to consider is an 11th month/builder's warranty. Most homebuilders provide a one-year warranty on newly constructed homes. It is a good idea to consider having one more inspection around the 11th month. You can make a list of concerns to present to your inspector and in addition they will check hundreds of other components, systems and items and present you with a report you can take to your builder to be able to address any warranty related concerns.

  • What does a home inspector look for?

A home inspector will examine the interior and exterior parts of your house, such as the foundation, structural components, roofing system, HVAC unit (heating/air conditioning), plumbing system and electrical installation. They'll then provide a written report with their findings.

Major items and systems checked include:

    Heating system

Central air conditioning system (temperature permitting)

    Interior plumbing and electrical systems

    Roof and rain gutters

    Attic, including visible insulation

    Walls

    Ceilings

    Floors

    Windows and doors

    Foundation

    Basement/Crawlspace

    Structural components

  • How long does a Mint Hill home inspection take?

A home inspection in Mint Hill usually takes about two to three hours. The inspector will go through the property, checking for any structural damage, electrical problems, plumbing issues, and other potential problems. After the inspection is complete, the inspector will prepare a report detailing their findings. We do our best to provide our reports in a timely manner. The vast majority of our reports are delivered within 24 hours.

  • How much does a home inspection cost in North & South Carolina?

For us, home inspection fees vary based on the size of the home only. We do not charge extra for location, foundation type, age, etc.

Typically, a home inspection costs between $375 to $575 on average. Our starting price for a home inspection in the Carolinas is $375 for any home/apartment 1000 sq. ft. or less. We offer a convenient calculator to take the guesswork out of the pricing above 1,000 sq.ft.

We also offer several types of discounts if you qualify.

  • Should I or can I attend my Mint Hill home inspection?

Although you are not required to attend the home inspection, it is strongly recommended that you do. This is your opportunity to see the home through the eyes of a trained professional. The post-inspection briefing we provide you and your agent is a great opportunity to learn more about the property you are interested in and to ask any questions you may have. Plus, the inspector will be able to point out any potential problems that you may not have noticed.

If you are unable to attend, your inspector is available to discuss their findings with you over the phone prior to or after receiving your report.

  • Can a house pass or fail an inspection?

No, this is not a pass/fail process. Your detailed report will present all the findings from the home inspection process. While the number of deficiencies can vary from home to home, a house never passes or fails.

The facts are presented to you as our client to help you make informed decisions and to work with your real estate professional on the best way to proceed based on the inspection.

  • Can I pay for my home inspection services at closing?

Yes, you can pay for your home inspection services at closing using the FlexFund Program. This option, offered by Bannon Home Inspections, allows you to defer payment until closing. This program is designed for those who prefer not to incur large expenses or use their credit card during the home-buying process.

Working with Realtors, like Katrina Cherry, we help clients reach the closing table.
