What We Inspect During a Charlotte Home Inspection

Here’s the simple version. We inspect the major systems and document what we observe. If something needs a specialist to confirm details, we say that—clearly.

We inspect the foundation, floors, walls, columns, ceilings, and roofs. We evaluate visible structural components where deterioration is suspected and enter accessible crawl spaces and basements. On the exterior, we evaluate wall cladding, flashing, trim, doors, windows, decks, balconies, eaves, soffits, driveways, and grading/drainage effects.
We inspect roof coverings, drainage systems, flashings, skylights, chimneys, and roof penetrations. We look for signs of leaks or abnormal condensation. Note: We do not walk on roofs if it is unsafe or could damage materials, but we describe the method of inspection used.
We inspect the service entrance, grounding equipment, main overcurrent device, and main/distribution panels (removing covers where safe). We check amperage/voltage ratings, branch circuit conductors, representative lighting fixtures/switches/receptacles, and test GFCI devices. We also check for the presence of smoke and carbon monoxide alarms.
We inspect interior water supply/distribution systems, fixtures, faucets, functional flow, and cross connections. We check drain, waste, and vent systems for leaks and functional drainage. We also inspect water heating equipment (including fuel/power source and location), fuel storage/distribution systems, and sump pumps.
We inspect permanently installed heating and cooling equipment using normal operating controls (when weather permits). This includes chimneys, flues, vents, and distribution systems (fans, pumps, ducts, piping, supports, insulation, air filters, registers). We verify the presence of installed heat/cooling sources in habitable spaces.
We inspect walls, ceilings, floors, steps, counters, and cabinets. We check windows/doors and look for water penetration. We inspect insulation/vapor retarders in unfinished spaces and ventilation in attics/kitchens/baths. We operate basic functions of installed built-in kitchen appliances like dishwashers, ranges/ovens, trash compactors, disposals, and microwaves.
